ELECTRICAL INSPECTION & TESTING

Understand the condition of your electrical installation

An electrical inspection provides a structured way to investigate safety concerns, recurring faults or the condition of an installation before planned work. We carry out inspection and testing for homes, rental properties, offices and commercial premises in Singapore, with the scope adjusted to the property and the reason for the assessment.

Some clients need a focused check of one circuit or distribution board. Others require a broader review before renovation, purchase, tenancy handover or a change in equipment. The initial discussion establishes what needs to be answered so the visit is not reduced to a generic visual check.

Common reasons to arrange an inspection

  • Repeated power trips, flickering lights or intermittent supply
  • Warm, damaged or discoloured sockets and switches
  • Older wiring with an uncertain alteration history
  • Renovation, resale purchase or rental handover
  • New appliances or business equipment increasing electrical demand
  • Missing circuit labels or concerns about the distribution board

What an inspection can cover

The scope may include accessible wiring and fittings, socket and switch condition, distribution boards, circuit identification, earthing arrangements, protective devices and signs of overheating or moisture. Testing is selected according to the installation and concern being investigated. Where access is limited, we explain which areas could not be assessed.

An inspection is not automatically a recommendation to replace everything. The aim is to separate serviceable components from defects, maintenance items and work that needs prompt attention. If an issue is localised, a targeted electrical repair may be sufficient. Wider deterioration may lead to a proposed partial or complete rewiring scope.

Visual observations and electrical testing

Visual checks can reveal damaged enclosures, loose fittings, poor labels and obvious heat marks. Electrical tests provide information that cannot be confirmed by appearance alone. The exact tests and any formal documentation must be agreed in advance, especially where a landlord, managing agent, insurer or authority has specified a required format.

Before renovation or property handover

A pre-renovation inspection helps identify electrical issues before new finishes conceal wiring routes or furniture limits access. It can also show whether the proposed lighting, kitchen equipment, water heaters, air-conditioning or workstation layout may require new circuits or distribution-board work. Finding these needs early allows electrical work to be coordinated with ceilings, carpentry and painting.

For a resale property or tenancy handover, the scope can focus on visible defects, operation of points, board condition and known problem areas. An inspection does not replace any statutory certification, professional engineer service or test report required by a contract or authority. Tell us the intended use of the report so we can confirm what we can provide.

Information to prepare

Provide the property type, approximate age, reason for inspection and details of recent faults or alterations. Existing single-line diagrams, circuit schedules, previous test results and renovation records can help. For intermittent problems, note when they occur and which equipment is operating at the time.

Electrical safety and licensed work

The Energy Market Authority advises consumers to engage a Licensed Electrical Worker for electrical installation, maintenance and repair work. Its guide to engaging Licensed Electrical Workers explains the different licence classes and the work they may undertake.

For HDB flats, electrical renovation work can involve specific supervision, testing and submission requirements. The HDB electrical-work guidelines describe current requirements, including circumstances involving SP Services testing. These requirements should be checked against the actual proposed work rather than assumed from the property type alone.

When an inspection is urgent

Do not wait for a routine appointment if there is smoke, active sparking, a burning smell, water entering a fitting, exposed live parts or severe overheating. Keep people away, isolate the supply only if it is safe to do so, and request urgent assistance. A breaker that repeatedly trips should not be bypassed or continually reset.

From findings to a clear next step

Define the scope

We confirm the areas and concerns to be assessed, access arrangements and whether the client needs verbal findings, photographs, a written summary or another agreed deliverable.

Inspect and test

The electrician works through the agreed areas methodically. Where a fault is intermittent or equipment-specific, staged isolation may be needed to narrow down the source.

Explain the findings

We distinguish urgent safety issues, recommended repairs and items that can be monitored. Where further opening-up or specialist work is needed, that limitation is stated rather than guessed.

Plan corrective work

Any repair or upgrade is quoted separately unless it was already included in the agreed inspection scope. Related options may include circuit breaker service, distribution board work, socket replacement or wiring repairs.

A well-defined inspection gives owners and managers a useful basis for deciding what to address first, what documentation is needed and how electrical work fits into the wider property plan.

Agree the inspection objective before the visit

“Electrical inspection” can mean different things. A homeowner with one warm socket needs targeted fault finding, while a landlord preparing a handover may want a wider condition review. A commercial tenant may need circuits checked before adding equipment, and a renovation contractor may need to know which wiring can remain. We define the questions first, then match access, tests and documentation to them.

Testing normally requires temporary interruption of affected circuits. Sensitive computers, network equipment, alarms, refrigeration or production equipment should be identified in advance so shutdowns can be coordinated. Furniture, stored items and locked rooms can restrict access; clearing distribution boards and representative points helps the electrician work methodically. Any destructive opening-up is discussed before it happens and is not assumed to be included.

Understanding limitations and follow-up work

A condition assessment reflects what is accessible and operating at the time. Concealed cables cannot be visually traced throughout their route, and an intermittent fault may not appear during a short visit. We record material limitations and may recommend monitoring, further isolation, appliance testing or access to another area. This is more useful than giving certainty that the evidence does not support.

If remedial work is proposed, ask for the affected location, reason, priority and scope to be stated clearly. Urgent hazards should be separated from improvements and routine maintenance. After repairs, appropriate checks confirm that the affected work is complete. Property owners should retain summaries, photographs, circuit information and invoices with their maintenance records, especially when later renovations or tenancy changes are likely.

Frequently Asked Questions

What does an electrical inspection include?

The scope can include accessible wiring, fittings, sockets, switches, protective devices and the distribution board, with suitable tests selected for the concern and property.

Can you inspect a home before renovation?

Yes. We can identify visible defects and likely electrical work before ceilings, carpentry and finishes restrict access.

Do I receive a report?

We agree the deliverable before the visit. Tell us whether you need verbal findings, photographs, a written summary or a specified formal document.

Does an inspection always lead to rewiring?

No. Findings may support a local repair, targeted circuit work, monitoring or rewiring, depending on the installation’s tested condition.

What information should I provide beforehand?

Share the property type, reason for inspection, known faults, recent alterations and any available drawings, circuit schedules or previous test results.
